Frequently asked questions

What does "off-market" actually mean?

A property being sold without being listed on the MLS. It is not advertised publicly, so it is not being bid up by retail buyers, and the seller is usually optimising for speed and certainty rather than the highest possible price.

Why do I have to get vetted before I can see deal details?

Because the sellers we work with are not publicly marketing their property. Releasing exact addresses and financials to anyone who lands on the site would break that, and it would bury genuine buyers under people who are not in a position to close. Vetting is how we keep the list small and the information real.

What is a buy box?

Your acquisition criteria, written down: the counties and neighborhoods you buy in, property types, purchase price range, how much rehab you will take on, and whether you accept occupied properties. We match new inventory against it so you only hear about deals that fit.

How much does it cost to join the buyer network?

Nothing. There is no fee to apply, no membership charge and no subscription. We make money on the transaction when a deal closes.

Do I need proof of funds to be approved?

It is not required to apply, but it materially speeds up approval. Attaching a bank statement or a hard money pre-approval tells us you can perform, which is the main thing we are assessing.

Which markets do you cover?

Chicago and the surrounding suburbs — Cook County plus the collar counties of DuPage, Will, Lake and Kane. Within the city we are most active on the South and West sides, including Englewood, South Shore, Chatham, Bronzeville, Austin, North Lawndale and West Garfield Park.

How quickly do I need to be able to close?

It varies by deal, but off-market sellers are generally choosing speed. Buyers who can close in 7 to 21 days with cash or hard money see the most opportunities. Slower timelines are workable on some properties and not on others.

How will I hear about new properties?

By email, automatically, when a newly published property matches your buy box. You do not have to check the site — if it fits your criteria, it comes to you.
